Banks only rarely let you assume a mortgage. You have to have them sign a POA and put you in charge of making the payments, have them sign 2 deeds, first deed adds you to the deed, and second your both sign it giving you 100% once it is paid off.

Ok, assumable loans started going out of the market in the 80's. Since then there is usually a clause in the loan that states that the loan can accelerate when title is transferred. Now the lender may not know for a while or may learn of it quickly, so it is a gamble. Have these deals been made, yes. But with all the competition, current market prices and the internet, sellers are much more knowledgeable than before. Plus , if this woman was naked he is setting himself up for buying from a seller that can claim she was not in the right state of mind or under duress.
And just remember folks that property value didn't go up because the property is more value it went up because the dollar went down

another scammer, these people are on that mortgage for the remainder of the loan. best case scenario is that the can say they've had tenants in it for 12 months so it doesn't count towards their debt to income, but if they want to buy another house they will be applying for a second mortgage and those loans are higher risk, so higher interest and larger down payment requirements. Please get legal counsel before signing anything with this company.
If current interest axes are 2% itโs not a great deal. If interest rates are 7% is a much better deal. Itโs the same value as buying down interest with points fools

Seriously sounds like you saved this lady a lot of headache. Had the bank came in and forclosed the Lady's credit would have been ruined. If the house was sold below the money owed, that Lady would have to make up the difference. Really ruining her credit. All this guy did was give her a way out. As for the naked part, maybe she was pissed that this happened and she was forced to sell. Most likely she probably wasn't hot.

When an investor buys a property using a โSubject to Existing Mortgageโ clause, that contract is between the Investor and the property owner. The Lender odds very likely never going to call the mortgage due on a house with no equity and a house that the payments are being made every month on time.
